NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated February 24, 2015, executed by Arthur Nicholas Shawback, Jr., as mortgagor(s) to Mortgage Electronic Registration Systems, Inc., acting solely as nominee for Wintrust Mortgage, a division of Barrington Bank and Trust Co., N.A. as mortgagee in the original principal amount of Two Hundred Twenty-eight Thousand One Hundred Twenty-three ($228,123.00) Dollars, recorded with the Dakota County Recorder, State of Minnesota, on March 4, 2015, as doc. no. 3054859; which was thereafter assigned to Associated Bank, N.A. by document recorded on September 14, 2015 as doc. no. 3089802; and thereafter assigned to Wintrust Mortgage, a division of Barrington Bank and Trust Co., N.A. by instrument recorded on October 14, 2015 as doc. no. 3095143; that all pre-foreclosure requirements have been complied with; that no action or proceeding has been instituted at law to recover any part of the debt secured by said mortgage; that there is claimed to be due thereon the sum of Two Hundred Forty-three Thousand Five Hundred Sixty-eight and 61/100 ($243,568.61) Dollars on this date; and that pursuant to the power of sale therein the mortgage will be foreclosed and the property in Dakota County, Minnesota, described as follows:

The mortgagor(s) must vacate the property on or before 11:59 p.m. on October 27, 2017 (if that date is a Saturday, Sunday or holiday, then the date to vacate is the next date thereafter which is not a Saturday, Sunday or holiday), if (i) the mortgage is not reinstated under §580.30, or (ii) the property is not redeemed under §580.23.
