Information of Mortgage: That certain Mortgage dated October 7, 2005, and executed by Steven R. Fenlon and Mary Ann Fenlon, as Mortgagor, to the Park Midway Bank, N.A., as Mortgagee, securing the original principal amount of $50,000, and recorded in the Office of the Register of Titles for Dakota County, Minnesota on November 2, 2005, as Document No. 578304 (the "Mortgage"). This foreclosure will be conducted in accordance with the Mortgage, related loan documents, and applicable law.

Amount Due as of May 23, 2012: $51,693.72 (including interest and fees, all of which will continue to accrue).

Legal Description of Premises: The property as described in the Mortgage, of which the real property is legally described as:

Lot 1, Block 2, Ivy Falls, Dakota County, Minnesota (the "Property").

Common Addresses and Tax Parcel Identification Numbers of Premises: The Property has common street address of: 665 WoodRidge Drive, Mendota Heights, Minnesota 55118. The tax parcel identification number of the real property is 27-37600-02-010.

Mortgage Origination And Servicer Information: The mortgage servicer of the Mortgage is the Mortgagee; there is no third- party servicer. Park Midway Bank, N.A., originated the loan. Park Midway Bank, N.A. has a business address at 2265 Como Avenue, St. Paul, Minnesota 55108. A person with knowledge of the loan and the Mortgage can be reached at (651) 259-2281, or through the undersigned.

Time, Place, and Manner of Sale: 10:00 a.m. on July 13, 2012, in the Dakota County Sheriff's Office, Law Enforcement Center, 1580 Highway 55, Hastings, Minnesota 55033. The Property may be sold separately, in gross, or both.

Non-Merger of Interests: Any purchase by the Mortgagee of the Property at the foreclosure sale and/or the Mortgagee's obtaining title to the Property at the end of the redemption period shall not cause the lien of the Mortgage, or any other lien or interest in favor of the Mortgagee against or with respect to the Property to merge with fee title or any other interest acquired by the Mortgagee, or in any manner otherwise impair the security or priority of such liens or the Mortgagee's rights and remedies under such liens and applicable law. To the contrary, the Mortgagee intends to reserve, and hereby expressly reserves, all of its rights and remedies with respect to such liens and interests.

Redemption: Mortgagor's Redemption Period shall expire six (6) months after the date of sale. Each holder of a junior lien may redeem in the order and manner specified in sections Minn. Stat. §§ 580.24 and 580.25, but only if before the end of the Mortgagor's Redemption Period the creditor files with the Washington County Recorder a notice of intention to redeem. If a junior creditor fails to timely file a notice of intention to redeem as provided by Minn. Stat. § 582.32, or fails to redeem, its lien on the real estate is extinguished. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PREMISES USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.

Deficiency: The Mortgagee preserves the right to pursue any deficiency in the indebtedness in accordance with applicable law.

Date to Vacate Premises: The Mortgagor must vacate the premises by 11:59 p.m. on January 13, 2013, if the mortgage is not reinstated under Minn. Stat. § 580.30 or if the property is not redeemed under Minn. Stat. § 580.23.

NOTICE OF POSTPONEMENT OF MORTGAGE FORECLOSURE SALE

In accordance with the provisions of Minnesota Statutes Section 580.07, the foregoing foreclosure sale, which was originally scheduled for July 13, 2012 at 10:00 a.m., has been postponed until July 31, 2012 at 10:00 a.m. at the in the Dakota County Sheriff's Office, Law Enforcement Center, 1580 Highway 55, Hastings, Minnesota 55033. If the sale is not further postponed, the mortgage is not reinstated under Minnesota Statutes Section 580.30, the property is not redeemed under Minnesota Statutes Section 580.23, or the redemption period is not reduced under Minnesota Statutes Section 582.032, the time to vacate the property is at 11:59 p.m. on January 31, 2013.
