NOTICE OF MORTGAGE FORECLOSURE SALE

THE RIGHT TO VERIFICATION OF THE DEBT AND IDENTIFICATION OF THE ORIGINAL CREDITOR WITHIN THE TIME PROVIDED BY LAW IS NOT AFFECTED BY THIS ACTION.

YOU ARE HEREBY NOTIFIED THAT:

1. THIS IS AN ATTEMPT TO COLLECT A DEBT, AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

2. UNLESS THE NAMED MORTGAGORS OR THE MORTGAGORS' ASSIGNS DISPUTE THE VALIDITY OF THE DEBT, OR ANY PORTION THEREOF, WITHIN THIRTY (30) DAYS AFTER THE RECEIPT OF THIS NOTICE, THE DEBT WILL BE ASSUMED TO BE VALID.

3. IF YOU NOTIFY THE ATTORNEYS NAMED BELOW IN WRITING WITHIN THE THIRTY (30) DAY PERIOD THAT THE DEBT, OR ANY PORTION THEREOF, IS DISPUTED, VERIFICATION OF THE DEBT WILL BE OBTAINED AND MAILED TO THE PERSON SUBMITTING THE REQUEST.

4. UPON WRITTEN REQUEST, THE ATTORNEYS NAMED BELOW WILL MAIL THE NAME AND ADDRESS OF THE ORIGINAL CREDITOR, IF DIFFERENT FROM THE CURRENT CREDITOR, TO THE PERSON SUBMITTING THE REQUEST.

5. A default has occurred in the conditions of that certain mortgage executed by Steven T. Altmann and Susan C. Altmann, , as Mortgagors, in favor of Anchor Bank Saint Paul, National Association, f/k/a Anchor Bank, West St. Paul, N.A., as Mortgagee, dated October 3, 2002, and recorded on December 19, 2003, as Document No. 2155132, in the office of the County Recorder in and for Dakota County, Minnesota ("Mortgage"). The land described in the Mortgage is not registered land.

6. The original principal amount secured by the Mortgage was: $190,000.00.

7. No action or proceeding at law is now pending to recover the debt secured by the Mortgage, or any part thereof.

8. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage and all notice and other requirements of applicable statutes.

9. As of the date of this notice, the amount due on the Mortgage is: $ 176,373.83.

10. Pursuant to the power of sale in the Mortgage, the Mortgage shall be foreclosed, and the land described as follows:

Lot 12, Block 3, The Woodlands Fourth Addition, according to the recorded plat thereof, and situate in Dakota County, Minnesota ("Property"), shall be sold by the Sheriff of Dakota County, Minnesota, at public auction on December 6, 2007, at 10:00 a.m., at the Dakota County Sheriff's Office: 1580 Highway 55, Hastings, MN 55033.

11. The time allowed by law for redemption by Mortgagors or Mortgagors' personal representatives or assigns is 6 months after the date of sale.

12. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.

13. The Mortgagors released from financial obligation on the Mortgage are: None.
