YOU ARE NOTIFIED that a default has occurred in the conditions of the following described Mortgage:

3.Mortgagee: Premier Bank Minnesota, a Minnesota corporation
4.Recording Information: Recorded on March 3, 2014 in the Office of the County Recorder, Dakota County, Minnesota as Document No. 3000789
5.Assignments of Mortgage, if any: None

7.Legal Description of the mortgaged premises: Lots 7 and 8, Block 46, Town of Hastings, Dakota County, Minnesota (collectively, the "Real Property")
Together with all easements, appurtenances, abutting streets and alleys, improvements, buildings, fixtures, tenements, hereditaments, equipment, rents, income, profits and royalties, personal goods of whatever description and all other rights and privileges including all minerals, oil, gas, water (whether groundwater, subterranean or otherwise), water rights (whether riparian, appropriate or otherwise, and whether or not appurtenant to the above-described Real Property), wells, well permits, ditches, ditch rights, reservoirs, reservoir rights, reservoir sites, storage rights, dams and water stock that may now, or at any time in the future, be located on and/or used in connection with the above-described Real Property, payment awards, amounts received from eminent domain, amounts received from any and all insurance payments, and timber which may nor or later be located, situated, or affixed on and used in connection therewith

9.The requisites of Minn. Stat. § 580.02 have been satisfied. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage, and all notice and other requirements of applicable statutes.
10.The original or maximum principal amount secured by the Mortgage was $328,000.00.
11.At the date of this notice the amount due on the Mortgage, and taxes, if any, paid by the holder of the Mortgage is $344,247.73.
12.Pursuant to the power of sale in the Mortgage, the Mortgage will be foreclosed, and the mortgaged premises will be sold by the Sheriff of Dakota County at public auction on September 7, 2017 at 10:00 A.M., at the Dakota County Sheriff's Office - Civil Division, located at the Dakota County Law Enforcement Center, 1580 Highway 55, Hastings, Minnesota 55033.
13.The time allowed for redemption by Mortgagor or Mortgagor's personal representatives or assigns is TWO (2) MONTHS after the date of sale.
14.Mortgagor and Mortgagee have entered into a VOLUNTARY MORTGAGE FORECLOSURE AGREEMENT dated as of July 31, 2017, in compliance with Minn. Stat. 582.32.
15.Each holder of a junior lien may redeem in the order and manner provided in Minn. Stat. 582.32, subd. 9, beginning after the expiration of Mortgagor's two (2) month redemption period.
